Big Bear Lodge-Guest Information & Agreement

Big Bear Lodge has available for rent individual vintage cabins in a park-like setting on a two-acre compound at the
entrance to the Village of Big Bear Lake, California.  We have studio, one-bedroom and two-bedroom cabins available.  
All have been recently remodeled and we continue to make improvements to the cabins and grounds.  There is no
minimum number of nights required.  The grounds have an orchard of fruit trees, a swimming pool, and a drive-through
restaurant known as Mountain Coffee & BBQ on the premises.  We are a block away from the shops and restaurants of
the Village, and steps away from the two biggest marinas in the City of Big Bear Lake.  We are approximately two miles
from Snow Summit and three miles from Bear Mountain Ski Resort.  You may view pictures of the specific properties

When you request to reserve the use of a cabin through Big Bear Lodge  by e-mail, fax or telephone, you will be sent a
confirmation of your reservation for the specific cabin and for the specific dates. However, your reservation must be paid
for in advance, and may not be effective until we receive back  the signed Guest Information & Agreement form with
authorization to charge your credit or debit card, or until we receive your check, money order or other payment.  You
may use a card to charge the full amount of your reservation with applicable fees, or just use it for additional security if
allowed. Your debit or credit card may be blocked for the appropriate amount pending receipt of another form of
payment.  If your card is declined, your reservation may be canceled.  Upon check-in you must present the card used to
book the reservation together with photo identification such as drivers license.

The rent is per night for the number of guests specified.  Only registered guests may stay overnight.  There will be a $25
per person per night charge for each unregistered guest.  Other charges may include a transient occupancy tax levied by
the City of Big Bear Lake, a credit card transaction charge, and a security deposit usually equivalent to one-night’s rent.
In addition,  Big Bear Lodge may charge amounts reasonably necessary to remedy defaults in payment of rent, to clean
the premises beyond basic maid service, and to repair damages caused by the guests or others allowed on the premises
by the guests.  There is a $25 dishonored check fee.  The security deposit or accounting and balance thereof shall be
promptly refunded as soon as possible not longer than 21 days after your departure and return of the keys.

There is a $50 cancellation charge and re-booking fee if the reservation is canceled more than 72 hours  prior to your
scheduled arrival or if the Guest Registration and Agreement is not returned signed.  After this time the base-rate
charge for the reservation is non-refundable unless actually re-booked (fee still applies).  Certain holidays  (Christmas -
New Years, Thanksgiving, July 4, Memorial & Labor Day, President’s Day) require cancellation two-weeks or more
prior. Check-in  time is anytime after 2:00 p.m. on the beginning date, and check-out time is by 11:00 a.m. on the day
after your last night.  Earlier check-in and later check-out times may be authorized if specific written agreement
thereto is obtained beforehand.  Guests remaining after the departure time  may cause a charge for an additional night
to be made, or a penalty levied for reduced usage by the next tenants.

Upon your arrival, you should examine the premises and all furniture, furnishings and appliances to make sure that
they are clean, and in good working order.  Each cabin is furnished to meet basic needs.  Each has a wood-burning
fireplace.  The fireplace is used primarily for atmosphere, and fires should be placed to the back of the fireplace and not
be unduly large.  Make sure the flue is open before starting a fire.  You are liable for smoke damage caused by misuse
or abuse of the fireplace.  Each cabin has one or more television sets with cable hook-up.  Most have remote controls,
which if not present after your stay will be replaced at your expense.  DVD players and VCRs are available for use at the
office, as well as a selection of videotapes.  Each cabin has a  kitchen with a refrigerator, stove, microwave, coffee-
maker, kitchen utensils, dishes and flatware.  Linen service and basic maid service after vacating the premises is
included in the rental for more than one night.  

Beds are made with a mattress pad, sheets, two blankets, a comforter or bedspread, pillow(s) and pillow case(s).  Do not
use the pillow-sham as a pillow-case, or cause damage to the comforter-bedspread.  Additional blankets and bedding  
may be found in the closets or are available by request. You may wish to bring your favorite pillow and blankets,
firewood, and additional kitchen items.  Cabins have no telephones.  If you find any unsatisfactory condition in the cabin
or on the premises you should notify the owner or his agent immediately prior to your occupancy.  You may call
management at a toll-free number 888-272-7360 for emergency or other problems.  

Pets are allowed on the grounds and in specific cabins upon prior written authorization.  There is a $25 charge for each
unregistered pet brought onto the premises without permission. Pets are not required to be on a leash while on the
property, however if there are small children about or any indications of aggression, please leash your pet.  Please clean
up after your pet.  Inside the cabins, pets are not allowed on the furniture.  If your pet has any kind of accident in the
cabin, please notify the office immediately so that proper cleaning materials may be provided to you for your
convenience in cleaning up.  If your pet gets wet, please dry your pet completely (including feet) before entering the
cabin.  Please remember there will probably be other pets on the property.  We hope they all play with each other,
however, you must watch over your pet to ensure compatibility.  You are responsible for any damages caused by your
pet.  Additional cleaning charges may be incurred regarding your pet at the discretion of management.  By bringing your
pet on the premises you agree to indemnify Big Bear Lodge for any damages incurred.

The swimming pool is closed for the winter until further notice.  The office is open or someone is available from
approximately  9:00 a.m. to 4:30 p.m., and at other times.  If you will arrive after the office is closed, arrangements can
be made for your key to be left where you can obtain it.  Upon check-out, please go to the office to return your key and
have a walk-through inspection of your cabin for a final accounting of your charges.

We have no control over the weather and therefore cannot assume responsibility if the weather conditions are not up to
your expectations.  Check weather conditions beforehand, and have car-chains with you in winter. You may call

snowfall immediately before or during your arrival, you may have to prepare a spot for your car off-road so as to avoid
being towed.  We try to keep the driveways and parking plowed for your convenience during winter but cannot
guarantee such under all circumstances.

Big BearLodge has made every effort to ensure that all possible information on the cabins and grounds have been
presented to you.. We reserve the right to substitute a like or larger cabin for a designated cabin if circumstances make
such necessary.  We try to give you all appropriate information and more, and assume no responsibility if your
expectations are different from what has been presented to you.  We will do whatever we can reasonably do to make
your stay an enjoyable one. This agreement is made subject to the Orange County Harbor Judicial District jurisdiction at
the option of owner.  By entering into a reservation with us you have acknowledged reading and agreeing with the terms
of this agreement.  No mail is received at the Big Bear Lodge location.  Written communications and payments are to be

have been made with management.
